5 steps to getting a mortgage

We sat down with Mark “The Mortgage Man”, to learn more about obtaining a mortgage, what to expect, and how to get started.    

Q: Mortgages can be very intimidating for people. Do you have any advice for folks who are a bit nervous to get the process started?

Mark: While the mortgage process can be daunting, we have broken it down into 5 easy steps to help you get started: 

  1. Options: As a mortgage professional, we have access to 100+ lenders with dozens of solutions tailored to suit your mortgage needs. 

  2. Collection: Our team will assist you with preparing, gathering, and sending all the required documentation in. 

  3. Submission: We will submit your mortgage application to the appropriate lender with the mortgage product that best suits your needs. 

  4. Approval: As a mortgage professional, we can hold an approval rate for 120 days prior to closing out the transaction. 

  5. Closing: It is on the closing day that the mortgage funds will be transferred to your lawyer to close the transaction.

Q: How should someone prepare for meeting with one of your mortgage agents for the first time?  

Mark: When we set up an appointment, we email a list of required documents to bring in  

during the initial meeting. We also offer a convenient online application to fill out so that our agents are fully prepared with the best advice to our clients based on their circumstances. The documents we typically ask for are: 

  • Most recent pay stub 

  • Previous year T4 

  • List of current Liabilities (existing mortgages, credit card balances, car loans, student loans, lines of credit, co-signed or guaranteed loans, liens, child support etc.) 

  • List of current assets (vehicles, investments and interest income, retirement savings accounts, boats, collections, other real estate holdings etc.) 

  • Social insurance number 

Q: How flexible is your team when it comes to meeting with clients? 

Mark: Our team is very flexible to meet our client’s needs, we have even come in over the  

holidays to assist closings that occur at that time. On occasion, we will work with people to meet outside of our typical 9-5 business hours, but we do try to keep within the regular office hours. Our team is always striving to be accommodating for our clients.  

Q: What happens next?  

Mark: Once we have all the documentation required from the client, we do the rest of the  

work. With more than 25 years in the business and access to more than 100 different lenders, our team will source the perfect lender to fit our client’s situation and of course the best rate possible. Some situations are trickier and require us to reach out to multiple lenders to obtain a solution for our clients. This is why working with a mortgage broker is more practical than working with a traditional bank, we have multiple lenders to pull from and the bank only has a single option.
